Nestled in the verdant hills of Khandala, filmmaker Rakesh Roshan’s bungalow is a breathtaking blend of luxury, comfort and nature. This sprawling property valued at nearly ₹120 crore has 22,400 square feet of built-up area located in the middle of five acres of green oasis with scenic views of the Rajmachi Hills. Not only is the house a home but a getaway — it is an oasis away from the chaos of Mumbai.
Roshan, the creator of film classics such as Koi… Mil Gaya and the franchise of Krrish, gave the world a glimpse of his fantasy abode more closely when he took choreographer-director Farah Khan on a tour in her YouTube vlog. In the video, Roshan reminiscences about his humble start, stating, “I was born in a garage, so I always dreamed of building a big house.” His Khandala mansion is the very personification of that aspiration — an abode where majesty and peace go hand in hand.

A Resort-Style Escape
Architect Grigoria Oikonomou of Sibha Grigoria Pvt. Ltd. designed the mansion to not appear to be a basic dwelling house but to resemble a personal resort house. The color white enhanced by sophistication, the mansion is located on a hilltop with architecture that was to harmonise with nature.
When aerial views of the property are taken, the view appears wonderful: manicured gardens, bold height buildings, big balconies and patios that create a sense of the outside in each room of the home. The estate is so large that even Farah Khan jokingly called it “a private resort and a stadium all in one.”

A Pool Like No Other
The mansion’s entrance opens directly into a huge swimming pool that commands the outdoor space. The pool is so enormous that it elicited a remark from Farah Khan that it could readily “host an Olympic swimming race.”
Near the pool, the furniture arrangements create a natural, rustic feel — tree trunk chairs and loungers fashioned from upcycled boats. Such nonconformist design elements emphasize the balance of luxury and natural appeal in the home. For the love of cars by Roshan, the mansion also features a massive garage, designed to fit the family fleet of luxury cars.

Step Into The Mansion
Inside, however, the mansion still manages to amaze with its intelligent planning and sheer space. Several living rooms offer spaces for family reunion and relaxation, while a comfortable TV lounge and open dining hall turn it into an entertainer’s haven.
Farah sighted Rakesh Roshan and his wife Pinky Roshan greeting guests in the dining room, a room which exudes warmth and hospitality for all its enormity.
The interior is characterized by a variety of floor-to-ceiling glass walls, Indian artwork, and elaborate chandeliers, so every room has its own distinct personality. Large balconies project these living areas into the exterior and provide the viewer with incredible views of Maharashtra’s ghats, reducing the distinction between indoor and outdoor spaces.

Attention to Detail
The grand staircase is one of the unique aspects of the mansion – illuminated by ceiling lights that make the entire area feel like a set for a movie. Every single nook and crevice of the mansion shows Roshan’s pride in Indian culture. Artefacts, artwork, and crafts gathered from across all of India fill the home with culture. As Roshan states proudly in the vlog, “all the things in this house are Indian.”
But the extravagance doesn’t end with décor. The mansion features almost every contemporary amenity one can think of — a home theater with recliners, a fully equipped gym, sauna and steam rooms, a massage room, and even a basketball court, so it is a place tailored for both relaxation and leisure.

Bedrooms and Bathrooms
Every bedroom has its own style theme, with floor-to-ceiling windows that pour light into the rooms and show off spectacular views of the surrounding hills. No two rooms have the same feel, which adds a welcome variety to the house.
But it was the loos that made Farah Khan most giggly. Upon entering one, she said, “This could actually be someone’s bedroom; bedrooms in Bombay are smaller than this.” Rakesh Roshan told us that the loos were designed intentionally with varied styles so that no area would be repetitive.

The Dream Realised
Rakesh Roshan’s Khandala bungalow is not a display of wealth — it is a the completion of a whole lifetime of dreams. From a childhood in simple surroundings to creating an exquisite getaway in the wilderness, Roshans past is evident in every aspect of the bungalow.
The estate represents the essence of a dream house: roomy, refined, deeply personal, and set in an outdoor paradise. The estate blends modern architecture with Indian craftsmanship and resort-style amenities to create both a family home and testament to achievement.
To Rakesh Roshan, the mansion is something greater than luxury. It is the product of decades of hard labor and imagination — a home where memories are created, friends and families are entertained, and dreams continue to live.
